To be clear-Edgemont isn’t a single subdivision so much as a connected community of neighborhoods, and today it’s commonly categorized into three sections: Edgemont Ranch, Edgemont Highlands, and Edgemont Meadows. Each has its own character, its own pace of development, and its own kind of buyer.
Where Is Edgemont?
Edgemont sits roughly six and a half miles northeast of historic downtown Durango, reached by following Florida Road (County Road 240) east out of town. Despite that close-to-town location, many residents reach downtown in well under fifteen minutes, though the neighborhood setting gives the feeling of being worlds away. Towering ponderosa pines and Gambel oak blanket the hillsides, the streets are peaceful, and open green space is woven throughout. You’ll know you’ve arrived when you spot the oversized iron pinecone and acorn sculptures near the entrances.
Immediate access to the outdoors is one of the many things that make all the Edgemont neighborhoods so appealing. They are interspersed with miles of trails for hiking, trail running, snowshoeing, and cross-country skiing. Edgemont Ranch
Edgemont Ranch is the well-established heart of the area, and it offers the widest range of options for buyers. You’ll find everything here from cabins and townhomes to custom single-family homes and buildable lots, with many parcels sitting on an acre or more among mature trees. Because of that variety, the Ranch tends to be the most accessible entry point to Edgemont and one of the few spots in the area with townhome and condo options for buyers seeking lower-maintenance living.
The amenities are a big part of the draw. Residents share more than six miles of trails, a children’s playground, a tennis court, and a covered picnic area and community space that neighbors use for everything from summer potlucks to private gatherings, as well as family-friendly Halloween and Christmas parties. Central water and sewer, paved roads, and plowed streets keep daily life convenient through every season.

Edgemont Highlands
North of Florida Road, Edgemont Highlands is the area’s upscale, newer chapter. Home construction here began in 2005, and the neighborhood is made up almost entirely of custom single-family homes set on wooded lots with new-construction opportunities still available for buyers who want to build. Spanning roughly 500 acres, the development set aside close to 200 acres as permanent open space, so many homes back directly to protected land.
Highlands was designed with sustainability in mind. Architectural guidelines encourage green-built homes and native landscaping, so houses sit in harmony with the forest. Residents share a furnished community lodge with a kitchen, meeting space, and patio, plus a community herb garden and miles of private walking trails. One of the trail highlights includes 21 art installations for hikers to discover along the walking path. Edgemont Meadows
Edgemont Meadows is the newest section, and it has a sweet origin story that buyers tend to love: the land was originally slated to become a golf course but was instead preserved as open space. The result is a neighborhood with more open, expansive views. Residents look out toward Florida Ridge and across open meadows, with homes tucked comfortably into the trees at the valley’s edge.

Edgemont families are served by Durango School District 9-R, with well-regarded Durango High School among the assigned schools. Day-to-day needs are close at hand: beyond Meadow Market, residents have nearby spots like Bread Bakery, Mountain Dough Baking Company, and local restaurants, such as Pop Sushi.
Additionally, CommonSpirit Mercy Hospital is roughly 8 miles away, and Durango Recreation Center and the Animas River Trail are about 5 miles away. Purgatory Resort’s slopes are a manageable drive north.
A few things worth knowing before you buy: winters can make steep driveways a concern, the area enforces a 20-mph limit to protect residents and wildlife, and fire-wise insurance and defensible space are simply part of responsible ownership in this scenic pine-forested setting.
